In brief
What is an en bloc sale?
It is the sale of an entire building in a single transaction, to a single buyer. REVAA values it using rental capitalisation, comparables and break-up value, then runs a competitive process among qualified buyers under a confidentiality agreement.
A break-up sale can achieve a higher overall price, but at the cost of time, fees and setting up a co-ownership. We cost both scenarios net to the seller.
| Criterion | En bloc sale | Break-up sale |
|---|---|---|
| Transaction | One sale, one deed | As many sales as units |
| Timeline | Shorter, controlled timetable | Longer, unit by unit |
| Price | Overall, includes the buyer’s margin | Higher per unit, fees to deduct |
| Buyers | Property companies, family offices, dealer-developers | Private buyers, buy-to-let investors |
| Prerequisites | Investment memorandum, data room | Co-ownership, surveys for each unit, tenants’ rights |
| Tax | Depends on how it is held (directly, or through an SCI subject to income tax or corporation tax): to be confirmed with your advisers | |

Selling a building en bloc: your questions
En bloc or break-up sale: which should you choose?
En bloc is faster and simpler; a break-up sale can bring in more, at the cost of time, fees and setting up a co-ownership. REVAA costs both net to the seller.
Who buys whole buildings?
Property companies, family offices, institutional and private investors, dealer-developers, all with verified financial capacity.
How long does the sale take?
Between 4 and 9 months from mandate to completion, depending on the building and how complete the file is.
Can an occupied building be sold?
Yes. The valuation takes the tenancy schedule into account; any tenants’ rights are reviewed with the notaire before the property goes on the market.
